Plano Real Estate Market Report

Plano is a city in North Texas situated within Collin and Denton Counties.  Plano’s population was roughly 270,000 at the census from 2010, which makes it one of the top 10 most populous cities in the state of Texas.  Plano is headquarters for many large corporations such as: Cinemark Theatres, Dell Services, J.C. Penny, Ericsson, Frito-Lay, Pizza Hut, HP, Huawei, Rent-A-Center, Toyota, DR Pepper Snapple, and many others.

The Plano real estate market has historically been solid and safe for home owners and investors.  Plano is mostly built out, and you rarely find new homes for sale in Plano.  Pre-owned homes make up most of the real estate sales in Plano.  Starting around 2013 the Plano real estate market started to transform from a buyer’s market into a seller’s market.  The main reason for this was low supply of Plano housing available.  Prior to 2013 it would take an average of 62 days to sell a Plano home vs 44 days in 2013.  Average days on the market for a Plano home is currently around 20 days.  Many Plano home owners are experiencing multiple offers and above asking price sales prices.

Many Plano home owners have experienced a large spike in their home values due to current market conditions.
